Thermal camera and moisture surveys in Marbella

A damp patch on a wall, a stain on the ceiling or a possible leak with no clear source?

PERA Construct investigates affected areas using visual inspection and thermal imaging. We document our findings and explain what needs checking before repairs to the finishes begin.

When is a moisture inspection useful?

A damp patch can have several possible causes. When it appears, how it changes and the nearby installations help us decide where to investigate.

Stains on walls or ceilings

Investigate the source before repainting, replacing a wall covering or concealing a damaged area.

Damp beside bathrooms or showers

We review accessible areas, junctions and signs that may be linked to use of the bathroom.

Water ingress after rain

Tell us where the water appears and whether it follows rain, wind or use of a terrace.

A suspected hidden leak

Let us know about unusual water consumption, loss of pressure or damp close to an installation.

Damp that keeps returning

Earlier photographs and details of previous repairs help focus the investigation.

Before repairs to the finishes

A survey helps establish what is known about the problem and what still needs checking before work begins.

What thermal imaging can reveal

A thermal camera shows differences in surface temperature. These patterns can help narrow down areas that need closer investigation.

We interpret the images alongside the condition of the property, visible staining and the history of the problem. Depending on the agreed scope, the survey may include moisture readings; the report identifies the checks actually carried out.

A thermal image alone does not confirm a leak or its exact location. Environmental conditions, materials and access affect what can be observed.

How the inspection works

  1. Tell us what is happening

We review the location, photos, how long the patch has been present and whether it appears after rain, bathroom use or continuously.

  2. We inspect the property

We examine accessible areas and record relevant thermal images and visual observations.

  3. We explain the findings

We distinguish observations from possible causes and identify where further tests or monitoring are needed.

  4. We agree the next steps

We explain the checks required and, where appropriate, assess repairs through a separate quotation.

A report with photographs and thermal images

We document the visit in an inspection report so you have a clear record of the areas examined and the proposed next steps.

The photographs and thermal images in your report come from your property and that inspection. The images on this page illustrate the service.

We agree the scope of the survey and report before the visit. If the source cannot be confirmed, we record what still needs checking.

What the report records

  • Property, date and areas inspected.
  • Relevant photographs and thermal images.
  • Readings taken and equipment used.
  • Findings, possible causes and access limitations.
  • Recommendations and outstanding checks.

Questions about damp and thermal surveys

Can a thermal camera see through walls?

No. It records thermal information from visible surfaces. Differences in temperature help guide the investigation and need to be interpreted alongside other observations.

Can you investigate damp without opening walls?

The visual and thermal survey starts without opening walls or floors. If access to a concealed installation or another test is needed to confirm the cause, we explain this before proceeding.

Will the source always be found in one visit?

That depends on the problem, access and conditions during the visit. Some damp issues need monitoring or further checks. The report separates findings from unconfirmed explanations.

How much does a moisture survey cost?

The price depends on the location, number of affected areas, access and scope of the report. Send us photos and a description. We agree the inspection price before attending.

Can I request a report with photos?

Yes. We agree the scope of the report when arranging the visit. It includes the relevant photographs, thermal images and readings obtained to explain the findings and recommendations.

Can you also repair leaks and damaged finishes?

We carry out plumbing and renovation work. Once the problem is defined, we can assess the repair and related finishes through a separate quotation.
